Yours for $28 Million: Venice Island With Its Own Convent Ruin

Santo Spirito, an island in Venice’s lagoon with a derelict convent, has been put up for sale by Italian real-estate investors for more than 20 million euros ($28 million). Holding company Poveglia Ltd. hired Colliers International to sell the 6.2-acre (2.5-hectare) island, which is a 10-minute boat ride from St. Mark’s Square, the broker said in an e-mailed statement. As well as the 3,500 square-meter (38,000 square-foot) ruined convent, founded in the 12th century, the property has planning consent for 4,500 square meters of new construction. Colliers said Santo Spirito is the last complete island available for sale in the lagoon. “Investors have the unique chance to customize an island to their needs,” said Massimo Saporito, head of investment in Italy for Colliers. One critic from Dutch newspaper De Telegraaf says that he can spend two weeks covering Toronto for the same cost of one week in Venice. Is still March a middle season?

Looks like not…the prices for accommodations in Venice are tremendously sinking…an example: 2 years ago a double room in a standard Bed and Breakfast in Venice center was something like 120 EUR per nigh…now 49 EUR!!! Is the crisis taking place now or simply before there was an overpricing of the accommodations? Difficult to say, but my opinion is that all the major online agency have a system that induce you to slowly decrease the price of your offer in order to stay on top of the list, so slowly, 1 EUR a day you reach the situation that for one night you only cover the expenses for Breakfast, personal, cleaning. A tremendous news is going around Italy today, the Governement want to change the laws about Bed and Breakfasts, they want to reduce the peek of gain for an innerkeeper, so they will categorized as Business activity, not as private. And the want to reduce the allowed noumber of rooms for a Inn from 6 to 3. A terrible shock for the small activities and structures that operate in Venicew, means that all the beautiful and private places will die, leaving the field free for the big hotels chains ( guess from where it cames...). this is also a big shock for all the webmasters who works around the small structure like in web marketing and promoting. The question above wants to cause some comment...yes every business, specially in Venice, can see it. Never ever there was such a "skinny winter", at least in the last 15 years, the number of the tourists that are visiting Venice decreases drastically, and everybody now, is starting to ask the question: " will this arise again?". The Future... but now we have to handle the present situation, a situation where the big 4 Stars Hotels are competing the prices of the small Bed and Breakfasts destroying the normal Values of all accommodation in Venice. Did we over estimated the business possibility? Shall we came back to the old statement of a seasonal job? Shall we open Venice only spring and Autumn? Or is Venice interesting only when it's warm? Do we offer some entertainment to the tourists during Winter? This is also a question for our politicians, we left our city to casuality.
